Downtown Housing Options

 
The Lofts at MusesOnly a few years ago, Downtown Atlanta was not a place to live. Housing was scarce and, moreover, with little community and not much in the way of services, it wasn't a place many wanted to live -- although there was indeed a group of pioneers who did so. Since the 1996 Summer Olympics and certainly today, however, Downtown is awash in residential options, with apartments, lofts and condominiums located throughout Downtown in both new and renovated buildings.

Apartments

Within the Downtown area, there are numerous apartment options. Below is a sample:

  • Centennial Place
    Located on the site of Techwood Homes, the nation's first public housing project, this innovative, large-scale residential project was developed through a public-private partnership and is the U.S. Department of Housing and Urban Development's first public housing/mixed-income initiative and includes a wide range of apartment sizes with rents varying by income.   • City Plaza
    A model of mixed-use, this complex is located on Central Avenue directly across the street from Atlanta City Hall. In addition to 164 apartments ranging $695-$1,350 in monthly rent, City Plaza includes a small Kroger supermarket, Sylvia's restaurant, a McDonald's, and a number of small business.   • Lofts at Muses
    One of Downtown's most prominent renovations, Muses is located on Marietta Street across from Woodruff Park, in the historic Fairlie Poplar District. Encompassing the old Muses clothing store and a group of neighboring buildings, the Muses offers rare charm and true city living. Condominiums

With more and more people looking to make an investment rather than "throw away" their money in rent, condominiums are all the rage in Atlanta, particularly in the Downtown area. A sampling:

  • 123 Luckie
    Completed in Summer 2000, 123 Luckie is the first new construction of Downtown residential housing for sale in the Fairlie Poplar Historic District since the Civil War. The building includes 52 Parisian-style lofts. Visit www.123luckiecondos.com.
  • 90 Fairlie
    Many people don't realize that this Art Deco building, in the heart of Fairlie-Poplar, was the original headquarters of credit card information giant Equifax. These days the building offers the best of sophisticated urban living, with many gorgeous lofts, a rooftop deck, and across-the-street access to Icon Bar & Bistro, a popular upscale restaurant.   • Centennial House
    Awarded "Best New Project" in the 7th Annual Downtown Tour of Lofts and Lifestyles, Centennial House is a cute new building located north Centennial Olympic Park -- and will be directly across from the Georgia Aquarium / World of Coke attraction, once that's built.   • Centennial Park North
    Centennial Park North townhomes is the only luxury, gated and swim townhome community in Downtown Atlanta.  Conveniently located on Centennial Olympic Park Drive.  Spacious homes are built with granite countertops, hardwood floors, two-car garages, finished basements.   • Centennial Park West

  • The Healey
    This historic 1913 neo-gothic office building was converted into luxurious loft condos in 2001. The building features an amazing gothic rotunda, ground-floor retail (barbershops, mensware store, several restaurants, and more), office space, a childcare center, and even a Gold's Gym.   • Kessler City Lofts
    These condos are located at 87 Peachtree Street in what was once Kessler's department store, just a block from the Five Points MARTA station. Kessler City Lofts offer gorgeous wood floors, high ceilings, lots of windows and a variety of floor plans. Visit the Kessler web site for a closer look!
  • The Metropolitan
    Located on Marietta Street at Five Points, The Metropolitan is a historic bank building, originally built in 1911. Converted to apartments during the 1996 Olympic Games, The Metropolitan "went condo" in 1998 to great success. One of the building's chief assets is its proximity to mass transit as well as Downtown shopping, cultural and sports amenities.
  • Museum Tower at Centennial Hill
    Part of the Centennial Hill development at the north end of Centennial Olympic Park, this high-rise project includes a rooftop pool and is home to the Atlanta Children's Museum. For details, call (404) 688-1600 or see the Museum Tower web site.
  • Peachtree Towers
    Opened in the 1960s, these are Downtown's original condos. Featurinhg reasonable prices and a great location, this complex is a hidden treasure. For more info, see te Peachtree Towers web site.
  • Renaissance Walk @ Sweet Auburn

  • The William-Oliver
    This stately Art Deco office building was converted to apartments in 1996; in 2002 it began life as a condominium. Located at Five Points, this building has one of the most gorgeous lobbies in the city. The initial unit prices are very low. See the William-Oliver web site.
